JNP Lettings 10 year celebration is getting under way

The JNP Parnership's residential lettings office celebrates it's 10th birthday in November this year.

JNP are based in High Wycombe in Buckinghamshire and the office has grown considerably since it was established by Philip Suter (in picture above in brown jacket) ten years ago. This was the second firm that Philip had established a letting department for. The first was at Frank Farr back in 1984 when he set up the lettings office in Iver in south Bucks with a second office in Beaconsfield.

Philip is still involved with JNP as a lettings consultant looking after compliance issues and the day to day running is carried out by manager Vicky Lyle. The office now has ten members of staff and manages several hundred properties in the areas. They agents are members of NALS and ARLA.

To celebrate the 10th anniversary JNP Lettings are offering landlords a 25 per cent discount on their fees. This is for the first 20 new landlords that instruct them under their Rent Collection or Full Management service *

Tenants  are naturally being looked after with their own promotion.  The first 50 tenants that rent via JNP Lettings will receive a 25 per cent discount off their Adminstration and Referencing costs.

* Terms and conditions apply to this and full details on the landlord and tenant offers can be found by contacting JNP Lettings - 01494 520 555

Whether you are a Landlord or Tenant don't forget to take out insurance. The jml Property Insurance websites advertise well known insurance providers like:  Rentguard - Letsure - Endsleigh - HomeLet - Simple and more Click Here for details

In the meantime we will add any further news stories on the 10th anniversary of JNP Lettings to this blog

Troubles of dealing with a bank providing flood insurance services

Winter is on the way make sure you have proper insurance cover
We have just been sent this letter sent to Neil Cook, insurance broker.

"Since being flooded in July 2007 they have not only given me a £7500 excess, but my premiums have almost doubled. I have been trying to use my legal expenses cover to take action against the local planning department as they appear to be negligent.

XXX bank insurance said I was not covered as legal expenses had to have been in force since i have lived in the house.

Other residents in my area are pursuing claims against the local council .their insurance companies are footing the bill even if they do not have legal cover to get back what they have paid out, XXX bank are not interested .We have given the highest excess in our area even though other properties are closer to the stream. XXX bank are only interested in charging more.

By changing to Neil Cook I am saving nearly £1000 pounds on my premiums,
Many thanks for your assistance and help I will be telling all my neighbours to give you a try...

Do you have problems in getting Flood Insurance Cover?

Neil Cook an experienced Insurance Broker has just sent this through for the jml Insurance blog.

Following the floods in Chipping Campden in July 2007, which affected both our house and holiday-let cottage in Park Road, we changed our insurers to NFU, who offered us very reasonable terms.

We have recently sold the cottage and were amazed to discover that the purchasers were declined flood cover by the NFU and were unable to obtain it elsewhere either. Since then, I have realised that a number of other property owners in and around Chipping Campden have a similar problem.

I am pleased to announce that I have managed to find a number of brokers who specialise in providing cover for flood-affected properties. One in particular that I would recommend is Neil Cook,

If you were affected by the floods and have difficulty in obtaining insurance cover on reasonable terms, I suggest that you contact Neil Cook, giving him details of your circumstances and the measures, if any, that you have taken to prevent a recurrence. The Note from the Town Council which appears in this month’s Bulletin may also help you to obtain more favourable terms, as it lists the various remedial actions which have already been taken or are still due to be taken in this financial year. Copies can be obtained in The Old Police Station either from the Town Clerk’s office or from The Jola Glass Studio.
